Vendor Pricing & Terms of Use

FAM partners with local, licensed, and insured vendors who share our commitment to stewardship, transparency, and doing right by the communities we serve together. This agreement sets the pricing structure and working terms between Frontier Association Management (“FAM”) and the vendor named below. It exists to keep expectations clear on both sides, not to bury either of us in fine print.

Pricing is reviewed annually or upon contract renewal, whichever comes first.

Rates listed are exclusive of applicable Texas sales tax unless otherwise noted.

3. PAYMENT TERMS

  • Invoices are due Net 30 from the date of receipt unless otherwise agreed in writing.
  • Invoices must reference the applicable community’s name, property address, and a description of work performed.
  • Payment is issued via ACH or check through FAM accounting. Vendors must submit a completed W-9 prior to first payment.
  • Disputed line items must be raised within 15 days of invoice date. FAM will pay undisputed amounts on schedule while the disputed portion is reviewed.
  • Recurring or contracted services are billed monthly in arrears unless the service agreement states otherwise.

4. VENDOR STANDARDS

Every vendor FAM works with is an extension of how we show up for our communities. That means:

  • Current, valid insurance and any required Texas licensing on file with FAM at all times.
  • Direct, timely communication with FAM staff and, where authorized, board members and homeowners.
  • Work performed to a professional standard, on the timeline agreed, with any delays communicated proactively.
  • Respect for homeowner property and community common areas at every job site.
  • A local, San Antonio-area presence is strongly preferred. We build relationships with home-grown vendors first.

5. TERM & TERMINATION

This agreement remains in effect from the Effective Date above until either party terminates with 30 days' written notice. FAM may terminate immediately for failure to maintain required insurance or licensing, or for conduct that puts a community or its homeownerss at risk.
