Public Improvement Districts

What is a PID?

A Public Improvement District, or PID, is a defined geographic area in which property owners collectively fund public improvements and services that go beyond what the city provides. Think enhanced landscaping, street lighting, security presence, or infrastructure maintenance that keeps a corridor or development operating at a higher standard. PIDs are authorized under Texas Local Government Code Chapter 372, and they require specialized financial administration, regulatory compliance, and transparent reporting to governing authorities.

If you are a developer structuring a new PID or a board inheriting one, the complexity is real. FAM manages it so you do not have to.
